North Star Property acts as a property consultancy and advisory service and does not act as the land vendor or builder.

The land price component does not include transfer duty (stamp duty), settlement costs, legal fees, government charges, or any other costs associated with the purchase and settlement of the land unless otherwise stated.

Package pricing includes a provisional allowance for siteworks, which is indicative only and based on typical conditions for the advertised location. Final site costs will be determined once a detailed site survey, soil report, and engineering documentation have been completed and may vary from the provisional allowance.

Where known at the time of advertising, allowances for Bushfire Attack Level (BAL) ratings, coastal requirements, noise attenuation requirements, estate covenants, and design guidelines may be included in the total package price. Where these requirements are unknown or not yet confirmed, associated costs are not included and may result in additional charges.

Landscaping, fencing, retaining walls, window treatments, floor coverings beyond standard inclusions, and decorative features are not included unless expressly stated in writing.
